At the heart of the Mazoon Square redevelopment plan is an in-depth study of current and forecast commercial and retail economics using ping-data extracted from mobile phones to perform population and visitor analysis of the surrounding area.

The existing site is successful; it has a McDonalds, a branch of the Bank of Muscat, a Shell Petrol Station and a Tim Hortons coffee shop, however the site is underutilised, and new investment will provide the required financial returns through a carefully planned phasing and development strategy that considers the importance of relevant data to inform the design process at the earliest stage.

The six-month long Stage 0 and Stage 1 Feasibility and Briefing study provided a detailed highest-and-best use report. Macintyre coordinated and led the team of urban economists, architects and cost consultants ensuring that the selected option taken forward at Stage 2 Concept Design exceeds our clients design, sustainable, social and financial performance criteria.
