About the Macintyre Group

Macintyre is a Group of real estate companies with offices in the UK and the UAE.  Our network of service providers, partners and advisors have been long term suppliers to the Group and have consistently performed above and beyond contractual expectation to ensure delivery, and therefore remain to this day to be a key part to its success.

Macintyre aims to create a self-sustaining enduring company that is dynamic during change, defensive yet opportunistic during distress and retains consistent positive cashflows with continuous growth. 

Development

We make complex problems simple. Our underlying principle is to develop projects that create viable investment returns which are agreed and stated from the beginning, and the design and construction of each development proceeds through each stage only when the objectives of the business model have been continually satisfied.

The heart of our organisation retains a fundamental belief that we have a duty to create spaces that benefit both the occupants of our buildings and the communities in which they sit. We wish to add something of lasting value to the streetscape, something residents can take pleasure in. Such an approach makes not just philosophical sense but also commercial sense: if the community values what is offered, then a successful business is likely to follow.

Our passion for design belies an approach that considers buildings require complex detailing to create economic value.

Rather, we pursue architecture that expresses high-quality simplicity, in spaces that allow art and science to work in equilibrium, not in competition, an aesthetic philosophy for forms, materials and palettes that promotes the removal of visual excess, the eviction of all unnecessary elements, and at the same time visual abundance, order and repetition.

Our approach is different, as every Client is different. Every building must be unique, functional and organized, and also express a coherent aesthetic ethos, with a harmonious interaction of people, product and context – context aesthetic, historical, architectural – combining to communicate an integrated intent and perspective. Every business model must be unique, tailored to the macro and micro economic environment, respectful of the geographic location and demographic segmentation, and governed by the outcomes mandated to achieve tailored financial returns within each economic cycle.   

Investment

Macintyre primarily invests in the residential and hospitality sectors and often seeks distressed or ‘special situations’ where we can see a solution to add value and resolve problems with a focus on longer term value, income and exit.  Our objective is to build balanced property portfolios through the acquisition of well-priced assets that blend risk adjusted returns and generate capital appreciation with stable cashflow that outperforms the market.  We like to buy ‘confusion’ at a discount, and sell ‘clarity’ at a premium.

A core tenet to our strategy and our success is the leverage and capability of our investors, which gives us access to debt and equity financing.  Together with our network of partners and key suppliers in management, legal, tax and accounting disciplines in both the Middle East and the UK, our investors have continued to trust us over two decades because we have successfully turned around multiple distressed projects and created income producing investments and significant capital gains.

Asset Management

We are focused on devising and delivering strategic real estate solutions across a range of global real estate assets primarily in the commercial and residential sectors.

Managing these assets through the property lifecycle from acquisition through to disposal, based on a clear understanding of the clients objectives and key deliverables relating to asset performance and agreeing how best to maximise property value and investment returns for the client.  Through an open and approachable style we offer advice and solutions to our clients with an emphasis on regular reporting on the key milestones in order to ensure up to date Asset Management information is maintained and value is attained.

We have demonstrable track record in managing both single and multi-let assets to the highest standards, managing high-level compliance reviews and other statutory matters while dealing with exceptionally high-profile occupiers. Consistently ensuring the highest level of customer service is provided to occupiers who are key to the value of the asset.
