Asset Management (Macintyre Position)
An Asset Manager will effectively step into the Owner’s shoes – looking to optimize the return on investment, note we say optimize not simply maximize. Return on investment has a different meaning for every property Owner. An Owner looking to maximize his return may simply undertake a cost effective refurbishment plan and sell on an asset for the highest price in the fastest time possible. An Owner looking to hold his investment for some time, perhaps for generations and generations of the family will look to optimize their investment over time and create solid stable returns consistently for years to come. A delicate balance between income and expenditure, as well as asset investment is required in line with any ownership and investment strategy.
This is both the provision and management of the Facilities Management, and to monitor that the Facilities Management providers are doing their work on time and to the correct standards – but also managing income and the all-important tenant occupation – leasing vacant space, organizing leases and paperwork, collecting rents, organizing renewals, and managing the tenants needs and expectations both on a day to day basis, and within the overall terms of the lease.
This is generally the day to day management relating to the running and maintenance of the property – typically the blue collar work – dealing with the day to day activities of occupation such as waste management, cleaning, security, lifts, fire systems, re-active maintenance, preventative maintenance (fixing things that are broken, maintaining things so that they do not break and their life is prolonged).
